Blog #4: Loving Leverage

For more investments, you have no choice but to pay the market price for whatever it is you’re buying. If an ounce of gold costs 1900 dollars, you pay 1900 dollars. You put in the asking price, and that’s that. It makes sense, it’s reasonable- but it’s not the smartest way to turn a profit on your investment. Wouldn’t it be neat if you could find someone else to help you pay for the investment you’re making, while still allowing you to keep 100% of the profit earned?

With real estate, that’s possible. Leverage is when you use borrowed capital in order to increase the potential return on an investment. In practice, this typically looks like borrowing money from a bank in order to purchase a property.

Banks will typically cover 75-85% of the cost of a property, and you make a down payment for the remainder. This limits the amount of money you have to invest in the first place, which is nifty, but what’s really nifty is what you’ll experience as your property appreciates value.

Properties can naturally gain value over the course of time. Say you purchase a property valued at 500,000 dollars, and the bank finances 80% of that. You’ve put 100,000 dollars into that property, with the rest covered by the bank. And let’s say that then, the property appreciates by 5%, or 25,000 dollars. It may seem at first glance that you’ve made a 5% profit on that investment, but that’s not actually the case! You get to keep 100% of the appreciated value- AKA, profit!- from that property, but the amount of money you paid remains the same.

With that in mind, you didn’t make 25,000 on a 500,000 dollar investment. You made 25,000 on a 100,000 investment. That is a 25% profit, and that’s great.

In this way, you can use leverage to turn a nice profit. By utilizing the resources that banks have to offer, you can maximize your financial gain and make the most of your money.

Blog #3: The Many Roads of Real-Estate Profit

There are so many possibilities to consider when you’re contemplating investing your money. Stocks and bonds, mutual funds and gold- the choices seem practically endless. You have to consider the risks you take and the rewards you reap with each of them. At the end of the day, you want to maximize the profit you’re making from your investments. With that in mind, it just makes sense to invest in the most lucrative option.

Most investment options have one, maybe two potential sources of profit. You can cross your fingers that the value of your investment increases so you can then sell it at a profit, but that’s about it. Isn’t it preferable to have an investment that will give you a profit through multiple avenues?

Let’s talk real estate. Real estate investments provide not one, not two, but eight profit centers. These are:

  • Appreciation
  • Instant Equity
  • Cash Flow
  • Depreciation
  • Leverage
  • Forced Equity
  • Principal Pay-Down
  • Reinvestment

We’re not going to get into each of these in detail today, but right off the bat, you can see from that list alone how real estate can become a gainful investment.

From the day you invest in a property, you can already find yourself better off than you were previously. That’s due to “Instant Equity”, which is what happens when you buy a property for less than its market value. You might be asking why someone would choose to sell a property for under what it’s worth.

There are a few reasons for that: the owner might have inherited the property and decided it’s not worth dealing with, or they might be in a situation where they need to liquidate their assets quickly more than they need to maximize their gains from it. Whatever the case, they need to make a quick sale, and that’s where you come in.

After that, once you own the property, you start getting into all the other profit centers real estate has to offer. Property can naturally gain value over the course of time: that’s the “Appreciation” from the list. You can also expand your profit by renting out the property for an amount greater than the expenses associated with your property: that one is “Cash Flow”. And once you’ve begun making a profit with a property, you can reinvest in even more properties, granting you the ability to increase your net worth exponentially.

You want to make smart investments that are going to pay off over time, right? So why not put your money behind the option that will bring in cash from all sides? Real estate could very well be right for you- with the right investments, you could end this year with a greater net worth than you’ve got. The trick is, you’ve got to start.

** Jin Kim: August 2021 – The Assignment: Re-learn Why Real Estate is an Ideal Investment Strategy

Ah, August. A month known for its sweltering heat and for the fact that it’s sandwiched between two important holidays: One that commemorates independence (July 4 in the US and July 1 in Canada) and one that celebrates the contributions of laborers (September 6).

Of course, August is also a month spent in anticipation of Back to School season. Whether school starts as early as mid-August where you live, or in the beginning of September, there is no shame in early preparation. School (and college/university) may be a distant memory, but it never hurts to brush up on the basics. Relax – there won’t be a pop quiz!

This month, in the spirit of lifelong learning, I’d like to re-teach why real estate investment makes sense:

Real Estate is Lucrative for the Wise Investor

Cash flow can be an extremely appealing reason to go into real estate investing. If you know how to use it to your advantage, you can find a property with a positive cash flow that can set you up with a greater return and steady passive income. Positive cash flow works like a safety net in case anything comes up – like a new heating and air conditioning unit, or other costly repairs. Cash flow tends to improve over time as you pay down the mortgage and build equity – excellent news for you!

Appreciation is another solid way to turn a profit, as real estate values increase over time. When it is time to sell, your property will likely be worth thousands more than what you paid for it. Rents also rise over time, which means higher cash flow.

You build equity as you pay down a property mortgage. As equity increases, so does your net worth, and you will have the leverage to purchase more properties, thereby increasing cash flow and wealth further.

Real Estate Means Real Benefits

There are numerous tax breaks and deductions for the real estate investor. As stated in the April newsletter, you can deduct the reasonable costs of owning, operating, and managing property.  This allows you to utilize more of your resources doing what you love most – investing!

Another advantage from real estate investment is the potential to diversify. Compared to other major asset classes, real estate has a low (sometimes negative) correlation. To put it simply, adding real estate to a portfolio of diversified assets can decrease its volatility and provide a higher return per unit of risk.

Real estate provides the investor with more leverage. Because real estate is a tangible asset that can serve as collateral, financing is readily available to you.

Real estate offers countless benefits and can truly bolster an investor’s portfolio. It is lucrative in terms of cash flow, appreciation, and equity that grants you leverage to purchase more properties. In addition to that, there are many benefits in terms of tax breaks and deductions, a diversified portfolio, and readily available financing.

Blog #2: Steady Eddie Real Estate

 

The world of finances can feel like a hurricane. The tides of the economy are constantly washing in and out, and it can be hard to tell where you can safely make your investments in order to maximize your returns. 

So, how do you tell what investment will secure your fiscal future? The stock market fluctuates every day. You can’t really depend on it to give you what you need. Likewise, bonds and even mutual funds tend to be unstable, as they shift with the external market forces that move the economy. You want a more stable investment, one you can count on. That’s where real estate comes in.

Real estate is a smart investment for a lot of reasons. Chief among these is the steadiness of it. Where other types of investment can lose vast amounts of value at a moment’s notice, real estate has a great consistency in value.

Of course, the value of a property can change. But it doesn’t drop like a cement block, the way the value of stocks can. When properties’ prices change, they do it much more slowly and gradually. That’s because, unlike luxuries like gold and diamonds, housing is a necessary and consistent market. Everyone needs a place to live, and that isn’t going to change. So with that in mind, it only makes sense that your properties would remain valuable no matter what the economy gets up to.

Of course, we all know that the housing market can be subject to negative economic forces. We all learned that in 2008, with the collapse of that particular bubble. But where other markets can’t take such heavy blows and would suffer irreparable damage, housing has a neat tendency to even itself out within a few years. Even if a real estate investment takes a hit, it’ll be back to its old self (or perhaps even better!) in a relatively short time as compared to other investments.

Real estate is just that: real! This kind of investment is reliable because it’s based in actual, tangible things- things people are always going to need. It’s not based on abstract concepts and invisible forces. Real estate is the real deal. If you’re looking for an investment that’s as stable as concrete, property is the way to go.

** Jin Kim: July 2021 – Real Estate: Invest in Something You Can See, Like a Brilliant Display of Fireworks

In both the USA and Canada, the first week of July is quite eventful. Canadians recognize Canada Day on the 1st, and Americans celebrate their independence on the 4th. Both holidays share one popular highlight, which often punctuates a long day of delicious food, raucous parades, and infectious patriotism: the fireworks display.

There is something magical about watching a barrage of fireworks tear across the summer night sky. It’s not just the brilliant colors, the thunder and fanfare, the impossible showers of light. It’s the fact that fireworks can engage so many of your senses simultaneously. When that last bloom of fire fades, you can almost feel it deep inside you. It’s tangible.

That’s also what makes real estate such a worthwhile investment. After all, real estate is a classic example of a tangible asset.

Defining the Tangible Asset

If it is not obvious already, a tangible asset is any asset that can be readily quantified. For example, if you own several properties, you can likely easily tell them all apart just by observing their physical qualities. You know one as the blue building, another as the quaint four-storey structure surrounded by trees. Additionally, you can personally interact with them and inhabit their space. In contrast, you can’t exactly sleep inside a bond or walk the long, narrow steps of a mutual fund.

What Makes Tangible Assets So Meaningful

We are visual creatures; naturally, then, it only makes sense that we would be drawn to what we can see. As far as investment options go, our penchant for the visual certainly helps real estate. Of course, there is also a little more to it than that.

Just as you can easily count up your properties, you can also count up their many qualities and nuances. For example, if one of your buildings is starting to show wear, you probably won’t have to conduct some complex scientific study to figure out what needs to be changed. You can tell just by looking at the paint peeling off the walls or hearing the leaky faucet drip in the upstairs bathroom.

Keep in mind, though: it’s not all negative. When you pour your money, energy, and heart into a rental property, you can see it by marveling at the freshly painted walls, the sleek tile floors, and the happy tenants as they come and go every day.

Light Up Your World With Strong Real Estate Investment Strategies

As you can see, real estate wins as an investment option that you can, well, see. Unlike a loud, cascading fireworks display, however, your properties won’t fade into an afterthought of smoke and sulphur. They’ll endure, standing tall against the sky rather than becoming part of it.

WHY INVEST IN REAL ESTATE?

Depreciation

Depreciation can help investors by spreading out the purchase price of a property over a number of years and allowing them to claim deductions during each of those years. It is less of a wealth-building strategy than a means for offsetting investment losses.

The IRS does change the rules for depreciation on occasion, so it is wise to work with a qualified tax accountant when calculating depreciation to avoid inadvertently breaking the rules and negating the value of this important investment tool.
